Our specialty is multi-family renovations. However, we also perform new construction, large-scale renovations, tenant improvements, and everything in between for private, municipal, and public clients.
With a focus on quality, safety, cost, schedule, and client satisfaction, Blackhawk Construction, LLC has the ability to manage the entire process for our clients through various delivery methods and services including:

Design/Build

Specifically in a design-build application, we use proven pre-construction and construction systems complimented by total team input weekly throughout the planning and design of the project. These systems and procedures are conducted through an “open-book” process. Services provided during the Design/Build process include: multiple budget estimates; progress, schematic, and construction drawings; cost option analysis; constructability reviews; schedule development; development of the GMP; weekly meetings; project close-out and as-built documentation.

  • Multiple budget/estimates with weekly updates until the GMP is established
  • Regular issuance of progress drawings, schematic design through construction drawings
  • Option analyzes’ so different construction materials can be evaluated on a cost and durability basis
  • Constructability reviews so we can verify drawings are dimensionally correct and construction details provide adequate information for construction
  • Development of the Master Construction Schedule which will include pre-construction, pre-ordering, and construction activities all governed by the critical path of the project
  • Value engineering
  • Establishing the Guaranteed Maximum Price (GMP) at a stage of drawing development which is to be determined by the Owner
  • Writing detailed subcontractor bid instructions and ultimately getting multiple subcontractor bids for the different trades that will be involved with the project
  • Conduct weekly Owner meetings throughout pre-construction and construction, issue meeting minutes and follow up weekly on all outstanding issues
  • Prepare a project specific safety plan
  • Maintain as-built documentation
  • Prepare and submit close-out documentation within 30 days of project completion
  • Perform quality control audits

Design/Assist

The Design/Assist method of contract delivery is very similar to Design/Build.  However, in the Design/Assist application, the contractor will work with the owner and the design team that is already under contract with the owner.  The majority of Blackhawk’s private projects are completed using the Design/Assist method.  The services provided for a Design/Assist project are the same as that of Design/Build.

General Contracting

During a Design/Bid/Build project, Blackhawk Construction, LLC will serve as General Contractor. The construction services include: schedule management; budget management; project controls; document management; subcontractor management; quality assurance; rolling punch-list; weekly meetings; safety plan; project close-out and warranty.

Estimating/Preconstruction

Depending on the complexity and scope of a project, the estimating and preconstruction services will vary. On occasion, the preconstruction services are handled as a separate contract.
